NEW-BUILD PLAN REVIEW
A fresh perspective.
Before you build.
Roo Design Collective reviews your home through an interior-design and livability lens before construction makes those decisions harder to change.
IF THESE QUESTIONS SOUND FAMILIAR…
Are we forgetting
something?
Will we actually like
this house once it’s built?
WHO THIS IS FOR
Plans in hand.
Room to reconsider.
This review is for homeowners preparing to build, or early enough in construction that changes are still realistic.
You may already have a plan from your architect or builder. Roo brings a different perspective: how the furniture, movement, storage and everyday details will work together for you.
The right time to ask is while the answers can still change the plan.
WHAT WE REVIEW
02 — THE HOUSE, AS A WHOLEThe whole house.
The everyday details.
A room doesn’t exist in isolation.
Neither do the decisions inside it.
- 01
Layout & flow
How rooms connect, how people move through the house, and whether circulation feels natural.
- 02
Furniture placement
Whether rooms support realistic furniture arrangements and the way you intend to live.
- 03
Kitchen & bath function
Kitchen work zones, bath functionality, storage, clearances and the routines these rooms need to support.
- 04
Doors & openings
Door swings, pinch points, awkward openings and conflicts that are easy to miss on paper.
- 05
Storage
Whether storage exists where it will actually be needed.
- 06
Sightlines
What you’ll see when entering rooms and moving through the house.
- 07
Lighting & electrical considerations
Lighting and electrical locations considered from an interior-use perspective, alongside furniture placement and daily routines.
- 08
Everyday details
Design decisions, daily routines and overall livability: the details that become noticeable once you live in the home.
HOW IT WORKS
03 — A LITTLE CLARITYA clearer view.
In three steps.
Start with an inquiry.
Tell us about your project. Once Roo confirms fit and your review is booked, we’ll collect your plans and detailed information through a separate intake.
We review how the house will actually live.
We evaluate the plans through the lens of layout, furniture placement, circulation, function and everyday use.
Build with more confidence.
You receive clear recommendations showing what we would reconsider before those decisions become expensive to change.
WHAT YOU RECEIVE
NEW-BUILD PLAN REVIEWA clearer view.
A considered next step.
- 01
Life-at-Home Intake Questionnaire
Before reviewing the drawings, we want to understand the people who will live there.
You'll tell us about your routines, priorities, existing furnishings, concerns and the way you expect different parts of the home to function.
Because the question isn't simply whether a room fits on paper.
It's whether it fits your life.
- 02
Whole-Home Livability Review
We review the home as a connected system rather than evaluating rooms in isolation.
We'll consider areas such as:
- overall flow and circulation
- room proportions
- furniture fit and placement
- storage
- kitchen and bath functionality
- doors and openings
- sightlines
- lighting and electrical considerations from an interior-use perspective
- everyday routines and usability
This is where we look for the things that can technically work on paper but become frustrating once you're living with them.
- 03
Annotated Plan + Prioritized Decision Brief
You'll receive your plans back with clear annotations showing what caught our attention.
Alongside those notes, we'll organize the findings into a prioritized decision brief so you know:
- what we noticed
- why it matters
- what we recommend reconsidering
- which items are most important
- what needs to be discussed with your architect, builder or other project professional
- what decisions still need to be made
The goal is not to hand you an overwhelming list.
It's to help you know what deserves attention first.
- 04
90-Minute Review Presentation
We'll walk through the review together and explain the reasoning behind the recommendations.
You'll have an opportunity to ask questions, talk through priorities and understand the tradeoffs involved.
We don't just want to tell you what we'd change.
We want you to understand why we're bringing it up.
- 05
Optional Project-Team Handoff
If useful, your review includes one optional 30-minute handoff call with your architect, designer or builder.
This gives us an opportunity to explain the interior-design concerns and priorities directly to the people responsible for evaluating or implementing potential changes.
Roo does not direct technical or construction changes. Final feasibility and approval remain with the appropriate project professionals.
- 06
Revised-Plan Follow-Up
After your team makes revisions, Roo will review one revised plan set to verify how the agreed recommendations were addressed.
This is a verification pass on the recommendations from the original review.
It is not another complete plan review or a new redesign round.
Substantially reworked plans or additional revision rounds can be scoped separately if needed.
- 07
Plan Approval Checklist
You'll receive a reusable checklist designed to help you slow down before approving future plan decisions.
It helps you ask questions about:
- daily routines
- furniture
- circulation
- storage
- doors
- sightlines
- lighting
- unresolved assumptions
- project-team responsibilities
The goal is to help you continue looking at the house through a livability lens even after our review is complete.
- 08
Builder Conversation Guide
We'll give you a practical guide for conversations with your builder and project team.
It includes questions to help clarify:
- feasibility
- cost implications
- decision deadlines
- lead times
- responsibility
- required revisions
- what needs professional verification
You should leave the review knowing not only what questions exist, but who needs to help answer them.
A FOCUSED REVIEW
What this
isn’t.
The New-Build Plan Review is an interior-design and livability review.
Roo Design Collective is not replacing your architect, engineer, builder, inspector or other qualified project professionals.
The service does not provide:
- structural engineering
- architectural approval
- code verification
- permit approval
- construction approval
- technical installation verification
Recommendations affecting structural, architectural, technical or construction matters should be evaluated and approved by the professionals responsible for those areas.

A FEW MORE THINGS YOU MIGHT BE WONDERING
06 — QUESTIONS, ANSWEREDGood questions.
Clear answers.
Before you take the next step.
01When should I have my plans reviewed?
The best time is after you have a meaningful plan to review but before every decision is considered final.
Ideally, there is still enough time for your architect, builder and other project professionals to evaluate changes before construction makes them significantly more difficult.
02Can you review plans my architect or builder already created?
Yes.
That's exactly how most New-Build Plan Reviews will work.
We're not starting over or replacing the work that's already been done. We're adding an interior-design and everyday-living perspective before the plan moves further into construction.
03Are you replacing my architect?
No.
Your architect and other project professionals remain responsible for the work within their professional scope.
Roo's role is to review the home through an interior-design and livability lens and help you identify questions, priorities and recommendations to discuss with your team.
04What kinds of things are you looking for?
We look at how the home is likely to function when real people, furniture and everyday routines are added to the drawing.
That includes areas such as circulation, furniture placement, room proportions, kitchen and bath function, storage, doors, sightlines, lighting and electrical considerations, and the relationship between different spaces.
05What if my plans are already finalized?
You may still benefit from a review if your project team says meaningful changes are still possible.
The later the project is in the process, however, the fewer practical options may remain.
Tell us where you are in the process on the inquiry form and we'll determine whether the review still makes sense.
06Is this interior design?
Yes—but it happens earlier than many homeowners think of interior design.
We're using interior-design thinking to evaluate how the house will function, flow, furnish and feel before construction is complete.
The review does not provide architectural, structural or engineering services.
07Can you help us with design after the Plan Review?
Yes.
The New-Build Plan Review can be a standalone service, but it doesn't have to be the end of our work together.
If you'd like help carrying the design forward, Roo also offers Guided Build Support, interior design, renovation services and select virtual design services.
Explore Additional Services08What do I need to send you?
You don't need to upload anything with your first website inquiry.
Once the project is booked, we'll request your current plan set, household and lifestyle information, important furniture considerations, relevant reference images and the questions or concerns you already have.
09How long does the review take?
The standard New-Build Plan Review has a 10-business-day turnaround once the project is booked and Roo has received the complete plans and information needed to begin.
For homes larger than 5,000 square feet, turnaround is quoted separately based on project size and complexity.
The review period does not begin when the initial website inquiry is submitted.
10Where do you work?
Roo Design Collective works locally with homeowners throughout Central Arkansas.
The New-Build Plan Review and select design services are also available virtually, so we can work with homeowners anywhere.
